Cost Ranges Are Averages, Not Quotes
The cost ranges on this site, including our cost guides and service pages, are averages drawn from many finished projects in Portland and Southern Maine. They show where a project is likely to land, and they are not quotes or offers.
Your actual price depends on your lot, your drawings and your finish choices. A binding price exists only in a signed fixed-price contract built on finished plans.
Licensing in Maine
Maine does not license general contractors or home builders, so there is no state builder's license for Legacy Construction or any other builder to hold. Electrical and plumbing work on our projects is done by licensed electricians and licensed plumbers, as Maine requires.
Joe Hausler holds a Maine real estate license, which covers real estate transactions and not construction. Since the state issues no builder's license, what we offer instead is $2,000,000 in general liability coverage, workers' compensation and a written 5-year workmanship warranty.
When you hire any builder, including us, ask for proof of insurance, references and a look at finished work. A builder worth hiring will hand all three over without hesitation.
Permits and Code Approval
We prepare and file permit applications for our projects, but approval of any permit or plan rests with the municipal Code Enforcement Officer or building department. In Portland, that is the city's Permitting and Inspections Department.
We cannot guarantee that a plan will be approved, or when. Review times and requirements are set by each town, and they can change.
Design and Drawings
Our design and drafting work produces construction drawings for homes, additions and garages. Where a town's reviewer requires engineered elements, a licensed engineer prepares and stamps them.
Photos and Illustrations
The service images are AI-generated examples of possible homes and construction work, not a portfolio of completed Legacy Construction projects. Joe Hausler's portrait is a real supplied photograph.
